Keelhollow Capital Group, a Kissimmee, Florida company that matches small businesses with funding partners, explains how to finance a hotel purchase in Osceola County: separating real estate, business and FF&E, what partners read, how renovation plans change the request, and where lodging tax records come in. It is general guidance with labeled illustrations, not an offer.
Three Purchases in One
When an owner buys a motel or a small hotel, the price usually covers the land and building, the business (its bookings, its name, its systems), and the furniture, fixtures and equipment (FF&E). Lenders treat these very differently. The building is mortgage lending. The business and FF&E are business lending. Keelhollow does not arrange mortgages, so this post is mostly about the second and third parts, and how they fit around the first.
Some purchases are business-only: the buyer takes over a lease on the property and buys the operation. Then the whole deal is business lending, and the lease terms matter as much as the price.
The Osceola County, FL Lodging Picture
Osceola County, FL counted 123 traveler accommodation employers in 2023, employing 7,172 people with an annual payroll of about $322.8 million (County Business Patterns 2023, NAICS 7211). Just under half (48.8%) had fewer than five employees, which tells you the county has many small independent properties alongside much larger ones. Separately, 260 accommodation businesses had no paid employees in 2024 (Nonemployer Statistics 2024, a different program and year).
For a buyer, the small end of that range is where business lending can come in. The hotels and motels page has the full county figures.
How to Finance a Hotel Project After Closing
A buyer may plan improvements: new beds and case goods, bathroom refits, a lobby update. Hotel FF&E financing through equipment financing ties each purchase to the items; hotel renovation financing for construction work can take a business term loan. Planning these before closing helps, because a partner can see the whole picture at once.
Illustration only: a buyer acquires the operation of a 48-room motel and plans $3,800 per room of soft goods and $9,000 per room of bathroom work over two years. That is about $182,400 of FF&E and $432,000 of construction, two very different requests that should not be lumped into one.
What Partners Read for Hotel Business Loans
- The seller's monthly revenue and occupancy reports for at least two years
- The seller's tax returns and bank statements
- The purchase agreement, and the lease if the property is not being bought
- Franchise documents and any required improvement plan, for a branded property
- The buyer's own experience in lodging, bank statements and credit
A partner may ask about the buyer's lodging experience, or whether an experienced manager stays in place.
Lodging Tax Records Come With the Business
A partner may ask whether the seller's tax accounts, including tourist development tax, are current, and the buyer will want to know the same thing before closing. Our tourist development tax checklist lists the records to request from the seller.
Working Capital in the First Months
A new owner may inherit deposits for future stays, a payroll that does not pause for the closing, and repairs the inspection missed. Plan a cash cushion for the first few months, separate from the purchase and the renovation. A line of credit or a small working capital loan can cover it, sized to a realistic look at the first quarter's bills.
Estimating Payments Before You Commit
Once a partner gives you a rate and term, the hotel loan calculator shows the monthly payment, total interest and total repaid. Run it for each piece (business, FF&E, renovation) separately, then add the payments and compare them with what the property earns in an ordinary month after costs.
Questions for the Partner Before Any Signature
- Does any lien reach the FF&E already financed elsewhere?
- Can the renovation funding be drawn in phases as rooms are completed?
- What happens if the franchise requires changes partway through the term?
- Is there a personal guarantee, and how is it limited?
